QUALIFICATION GUIDELINES

APPLICATION FEE - $150 MARRIED COUPLE / $100 INDIVIDUAL

DEPOSITS – ONE MONTH'S RENT 

PET FEE $500.00 – 2 PET MAXIMUM (Pets are subject to owner approval) 

ALL HOMES ARE NON-SMOKING

AGE - Must be 18 years or older to apply

AVAILABILITY – Based on the availability of specific home, app fee does not hold the home. Homes can not be held more than two weeks after application is approved.

INCOME – Must have a monthly verifiable income of three and ½ times the rental amount. Verification with 90 days of pay stubs/bank statements, or profit and loss statements

EMPLOYMENT – Must have a minimum of one year work history. We will accept service record if in military or college graduate with offer letter and/or 90 days of pay stubs.

RENTAL HISTORY – Must have verifiable rental history or mortgage history.

CREDIT – A credit check will be made. If we are unable to verify, or if we determine that the applicant is marginal due to rating history, a guarantor may be required. An applicant may be required to pre-pay rent.

CRIMINAL HISTORY – A criminal background check will be made on all occupants 18 years and older. Criminal history that indicates that an applicant's tenancy would constitute a direct threat to the health, safety, or right to peaceful enjoyment of neighbors and/or employees or whose tenancy would result in substantial physical damage to the property of owner or others will result in rejection of the application.

DRUG FREE HOUSING – It is the policy of this community that any member of the Tenants, household, or a guest or other person under the tenant's control, shall not engage in or facilitate criminal activity on or near the home, including, but not limited to, violent criminal activity or drug-related criminal activity. The tenant/leaseholder or any member of the leaseholder's household shall not permit the dwelling to be used for, or to facilitate, criminal activity, including, but not limited to, violent criminal activity or drug-related criminal activity.
